Gwinnett County, Georgia is home to River Wood Homes, Inc., owned by Jim Galiah. Homes can vary from the 400's to the 700's, depending on factors such as location, lot size and standard features along with customization of the home plans. The homes are well received by homebuyers looking for a quality product. Mr. Galiah has this to say: "The key to being successful in the homebuilding business is to be honest with your customers, listen to what they want and do what you say you're going to do. If you're honest with your customers, you'll make them happy. What makes them mad is if the home isn't finished when they want to move in."
In the homebuilding business since 1985, Mr. Galiah prides himself on being flexible to meet his customer's needs. "We're always willing to change our homes around. We work with the customers to build what they want and we will make changes whenever it's possible. If a buyer wants to change something in one of our plans, we'll do it. We put a lot of upgrades in our homes and pay a lot of attention to details," he said. In viewing the homes, it is apparent that luxury standard features are numerous. Hardwood floors (sometimes the entire first floor), ceramic tile and granite countertops in the kitchen are included. Landscaped and sodded yards with sprinkler systems, as well as a security system are part of the home package as well.
Open floor plans are important. While most homes are two-story, ranch plans are built as well. Brick is standard to all plans, most with 3 or 4 sides brick, the remainder of the exterior done in long-lasting concrete siding. "We try to build homes that are pretty much maintenance free," he said.
Currently, River Wood Homes is building in Royal Estates (top-rated Brookwood school district), on River Drive in Lawrenceville (High 700's) and in Everson Ridge, off Everson Road and 124 in Snellville (High 300's).
